Why Scarborough Laminate Swaps Crack Without a Level Check
Most countertop jobs that need a re-fit fail for a reason that was visible at templating. Here is the one we see most in this part of the GTA, followed by the four that apply everywhere.
Original suburban cabinets that sag once the laminate comes off
The new quartz rocks on one corner, or a hairline crack appears near the sink a few months after a cheap swap.
Why it happens here: Much of Scarborough was built out as suburban housing in the late 20th century, and many of those kitchens still sit on their first cabinet boxes, which have settled and are rarely level.
How we fix it: Before a countertop replacement we check every run with a level, shim the boxes on install day and flag any water-damaged sink base before you commit.
1. Seam placement
Seams dropped over the dishwasher or mid sink run open as the cabinet moves. They belong behind the range or at the island edge, marked at templating.

Bungalow Kitchens and Bluffs Renovations
Reaching Scarborough via the 401 and Kingston Road
The district is big, and our crews plan routes by neighbourhood. Agincourt and Wexford are a short run along Highway 401. Birch Cliff, Cliffside and Guildwood, closer to the Scarborough Bluffs, are reached along Kingston Road.
Many homes here are bungalows with driveway access, which makes staging slabs straightforward. On install day we:
- Arrive at your agreed start time and protect floors.
- Disconnect the sink and pull the old laminate, which we haul away at no charge.
- Check cabinet level and shim where needed.
- Set the new quartz, epoxy the seams and reconnect the plumbing.
Most laminate swaps here are finished the same day.
Post-War Bungalows Still on Original Laminate
A large share of Scarborough's housing is post-war bungalows and side-splits, many with their original cabinet boxes and a laminate top that is 20 years old or more. Those boxes are usually solid. The question is whether they are level and strong enough to carry stone.
At templating we check every run with a level. Within about 1/8 inch over 10 feet, we shim on install day at no extra charge. We also check the sink base and corner cabinets, which carry the most weight once the laminate comes off. If one box is water-damaged, we flag it before you commit.
Michael G. is a good example. His bungalow had 20-year laminate on original cabinets. We removed it and installed standard engineered quartz in one day, 38 sqft with an undermount sink for $3,420, which was $2,400 under the big-box quote he had.
Closer to the lake, Birch Cliff and Cliffside homes near The Beaches see more full renovations, with Hanstone and Caesarstone kitchens and occasional granite for families who cook with a lot of heat. Granite gets sealed on install with a resealing schedule.

Will Agincourt or Wexford tap water mark a granite countertop?
Rarely. Scarborough is on City of Toronto water from Lake Ontario, and the City says hardness is not a concern for most homes. Granite still needs sealing against oil and wine, so we seal on install and suggest resealing every 1-2 years.
Do you haul away the old countertop?
Yes. Laminate removal and disposal are included. Stone removal is $150-$350.
Can you beat a big-box store quote?
